Straight answers
The two numbers everyone confuses.
Mixing these up is the fastest way for an advisor to look unreliable to anyone who has done ten minutes of their own research. So, plainly:
10-year Golden Visa
AED 2,000,000
The property investment threshold for the 10-year Golden Visa, assessed on a Dubai Land Department certified valuation. Up to three properties can be combined to reach it, each within an approved freehold area. Mortgaged and off-plan property can qualify once the certified value reaches AED 2 million. There is no minimum-stay requirement.
Buying property →2-year investor / partner visa
Tied to your company
The 2-year renewable visa that attaches to a company you own or part-own. The requirement is tied to your documented share capital in the entity, not to a flat property figure — from January 2026, a floor of AED 48,000 of shareholding per applicant, with business substance also assessed at renewal. The AED 2 million number does not belong here.

What does FirstKey Dubai actually do?
We coordinate a UAE move end to end — working out which route genuinely fits you, preparing and checking your file, and running the sequence so nothing sits waiting on something else. The regulated work is carried out by licensed UAE partners. What you get from us is judgement before anything is filed, one point of contact throughout, and a portal that shows exactly where every piece stands.
Do you file my visa or company application yourselves?
No. Immigration and company documents are submitted by licensed UAE partners, and the decision rests with the relevant government authority. Our job is the part that goes wrong most often: picking the right route in the first place, assembling a document pack that won't be rejected on a technicality, and chasing it through to your Emirates ID.
Does the AED 2 million figure apply to every property visa?
No — and this is the misunderstanding we correct most often. AED 2,000,000 is the threshold for the 10-year Golden Visa property route only, assessed on a DLD certified valuation, and mortgaged and off-plan property can both qualify. The 2-year property investor visa is a different visa with different rules: there is no minimum for a sole owner, joint owners each need at least AED 400,000, and off-plan does not qualify — the property must be completed and registered.
Can you guarantee I'll get the visa, licence or bank account?
No, and we'd be cautious of anyone who says otherwise. Visas and trade licences are granted by government authorities, and account opening is a compliance decision made by the bank. What we can affect is whether you apply on the right route, with a file that answers their questions before they ask them.
How much does it cost?
You get an itemised quote in AED before any work starts — each element priced separately, so you can see what you're paying for rather than a single number. Nothing begins until you've seen it and agreed it.
I want to set up a company — what visa does that give me?
A trade licence lets you sponsor yourself on an investor or partner residence visa, currently two years and renewable. Since 1 January 2026 you need at least AED 48,000 of documented share capital per applicant, and at renewal there are substance checks — a company lease, a utility bill and six months of corporate bank statements. A licence held purely to produce a visa, with nothing behind it, is not a route we'd recommend or support.
I have a job offer. Who handles my employment visa?
Your employer does. An employment residence visa is sponsored by them, typically for two years, and the work permit sits under their quota. What tends to go wrong is everything running alongside it — Emirates ID timing, your family's sponsorship, the tenancy, the school place, the bank account. We run that parallel track and coordinate with your employer's PRO, so nothing falls into the gap between the two of you.
Can I sponsor my spouse and children?
Yes, once your own residency is in place and your Emirates ID has been issued. Eligibility depends on your visa type and income, and we check that before you commit to anything. The step that reliably adds weeks isn't the UAE paperwork — it's attestation of marriage and birth certificates in your home country, which is why we start it first rather than last.
Can I drive on my existing licence?
Holders of licences from a long list of countries can exchange them for a UAE licence without sitting a test. If your country isn't on that list, the route is training and testing through an approved driving institute — considerably longer and more expensive, which is worth knowing before you arrive rather than after. The exchange list is set by the RTA and changes from time to time, so we confirm your specific country's status at the point of application.
Do I need to be in the UAE to apply, or can I start from abroad?
Either works. From abroad, an entry permit is issued first — you travel on that, then complete the medical, biometrics and Emirates ID once you're here. If you're already in the UAE on a visit or tourist visa, you can usually change status in-country without leaving, provided your visa is still valid and you have no overstay fines. Which route applies depends on where you are and what you're currently on, and it's one of the first things we establish on the call.
How long does it take if I apply from outside the UAE?
Think in weeks rather than days, because the visa is rarely the slowest part — attestation of documents in your home country usually is. On our employment path the residency track runs through weeks one to four, with the wider move settled by around week eight. Company formation runs the licence in weeks one to three and the investor visa in weeks three to six. Those are indicative and assume your documents are ready and attested.
How long does it take if I'm already in the UAE?
Changing status in-country is usually the faster route, and indicatively runs around five to fifteen working days from submission to residence stamp, with express options shorter. It is also cheaper than flying out and back, and unlike a visa run it produces residency rather than another temporary stay. Timings are set by the authority, and we confirm the current position at the point of application rather than promising a date.
